Eleanor Solomon quoted in Inside Housing on Sapphire Court Evacuation


Our Housing Partner, Eleanor Solomon, has been quoted in Inside Housing in relation to the ongoing situation at Sapphire Court, part of the Stratford Halo estate in east London.
The article reports that tenants who were evacuated from the block last year due to structural safety concerns are now threatening group legal action against landlord Notting Hill Genesis (NHG).
Eleanor is acting for 40 tenants in their claim for disrepair and breach of quiet enjoyment. On 4 November, residents were given just four hours’ notice to leave their homes following structural investigations into the building. An email sent at around 1pm advised residents to vacate by 5pm the same day and move into temporary accommodation. While NHG stated that the decision followed urgent structural concerns, tenants were provided with limited information about the nature of the risk, the findings of the investigations, or how long they would be unable to return.
Many residents continue to face uncertainty regarding remediation works, timescales and the future of their homes. The claim being pursued raises significant issues concerning landlords’ repairing obligations, the provision of safe accommodation, and tenants’ rights where displacement interferes with their use and enjoyment of their homes.
